Update September 7th 2017

Dear Residents:  As we continue to work on sheetrock and debris removal from the parking, we need the flooded cars moved as quick as possible.  We would greatly appreciate your help with this challenge.  We also need final releases on garages as the sheetrock needs to be removed promptly.

We will continue to maintain daily office hours in the temporary building.  This Saturday we will be open from 10:00 to 3:00, Sunday from noon to 3:00 and Monday – Friday from 10 to 5 this next week.

If you have a deposit refund coming back to you, please make sure we have your forwarding address.

Donations – We do have a Goodwill Donation Center set up on the property should you need basic supplies.  We are here to help in any way we can, just let us know.

 

Update Thursday September 7th 2017

Francis Management, Maintenance and Camp Construction Crew have been on site since Friday.  The teams have worked diligently to restore all systems.

Remediation is in progress.

  • All Buildings lights, water and sewage systems have been on since Sunday.
  • All Buildings a/c’s have mechanically been checked and turned on.
  • Teams from Francis started cleaning the exterior Condensing Units Tuesday and will continue Wednesday.
  • Teams from Francis PM cleaned the refrigerators in upper floors on Tuesday, if the resident had not already done so.
  • Teams from Camp will continue in the 1st level units removing, sheetrock, carpet, appliances and anything left in the apartments that Releases have been received.
  • Those who have not signed their release on the 1st floorsmust sign Immediately.
  • ALL detached and attached garage unit renters please see the office personnel on site and sign the release immediately so that the remediation can begin.
  • We will be tagging inoperable/ flooded vehicles and giving them 48 hours and then once the 48 hours are up we will be towing any vehicles that did not get removed.

Monday September 4th

Once Management received word from the authorities that we could access the community our team of Office personnel, Maintenance and the Clean up Contractor, Camp Construction,  arrived with over 100 workers to begin the Cleanup of the community Friday.  . We strongly encourage 1st floor residents, who have not been to their apartments, come to the property and retrieve and salvage.  Office personnel are on site to answer questions and assist and in doing so letting us know your plans.  We have your releases to sign so that we can move forward in the cleanup process.

A temporary office building has arrived but will take a few days to set up.  For now we’re on site under a Temporary Pop up Canvas when you come for assistance.

We are working diligently in thoroughly inspecting the situation and we are working tirelessly to restore all systems in an orderly fashion.

We appreciate the thoughtful compliments and gratitude.  However, it’s our Francis Family of employees and friends whom have had the privilege to speak to many of you, our hearts are warmed by your courage

Property Update: Harbor Cove in Kingwood 09/04/2017 12pm

As we continue recovering from the damage caused by Tropical Storm Harvey, we wanted to provide you with an update on our recent activity and assessment. As you are aware, all of the first floor apartment units flooded. We are releasing all residents who request it from their leases. Additionally, we have confirmation from 73 of the downstairs units that want us to dispose so we only need to hear from 25 or so more. We are well into removing sheetrock. We are also in the process of cleaning the a/c units to remove the silt. We are not charging rent for first floor residents and are prorating second and third floor residents with free rent until the 10th. Upon request, we are transferring first floor residents to our sister properties. We’ve brought in Camp Construction to assist us with our clean up and recovery efforts and are in the process of setting up a portable office. Approximately 250 workers are on site and have started the process of removing carpeting, appliances and sheetrock from the damaged apartments. Fans and humidifiers will be installed tomorrow. Also, those units will be treated with Microban (an antimicrobial protection) to kill mold, mildew, germs and odors.   The party wall, which is located between units on the first floor, will remain in place. Fortunately, power has been restored to the second and third floor units. We have taken photographs of every apartment interior prior to removing the sheetrock. If you live in one of the apartment affected by the flood and would like us to dispose of the items remaining your apartment, please let us know. We appreciate your patience and understanding during this difficult time and are here to support you to the best of our ability. We have just been able to access the property and as of right now there is no controlled access to the property. Clean out of the 1st floor apartments is scheduled to begin on Saturday, 09/01/2017 at 8am. We strongly encourage 1st floor residents, who can get to the property to come and retrieve and salvage everything they can as soon as possible. Crews will begin clean out of first floor units at 8am tomorrow including removing contents where mold can thrive. We anticipate being able to power the 2nd and 3rd floor apartments within 72 hours.

We are committed to bringing updates as we receive them but will be using all of our resources for onsite cleanup efforts tomorrow therefore, anticipate updates to be limited.
